Renovating while you are still living in the flat

It can be done, and thousands of Kolkata families do it every year. Here is how to phase the work, what the genuinely unpleasant week looks like, and what it adds to the schedule.

In short

  • Expect four to six genuinely difficult days, not four to six weeks.
  • Phasing room by room adds roughly three weeks to a full fit-out.
  • Seal the work zone properly — dust travels much further than anyone expects.

Moving out for two months is the easy answer and, for many families, an impossible one. Working around an occupied flat is entirely doable — it just needs the schedule built differently, and some honesty about the worst week.

Phase by room, not by trade

In an empty flat we run trades across the whole property at once. In an occupied one, we finish a room completely and hand it back before opening the next. It is less efficient and it costs a little more, but it means you always have somewhere to sleep that is clean and finished.

The difficult week

Demolition and tiling are the stages nobody enjoys. Plan for four to six days of real disruption — noise from roughly 9am, dust, and a kitchen you cannot use. Sequencing them into one continuous block rather than spreading them across a month is the single most valuable scheduling decision.

Dust control that actually works

  • Full-height plastic sheeting across doorways, taped to the frame — not draped.
  • Damp cloth along the door bottom, replaced daily.
  • Windows in the work zone open, windows in the living zone closed.
  • Debris bagged and removed daily rather than stockpiled on the balcony.
  • Covers over furniture that cannot be moved out of the zone.

Finish and hand back one room completely before opening the next.

What it does to the timeline

A 3 BHK renovation that would take 70 to 90 days in an empty flat runs closer to 90 to 110 days phased around a family. Anyone who tells you occupying the flat costs nothing in time has not planned the sequence properly.

The question is not whether you can live through a renovation. It is whether the schedule you have been given accounts for the fact that you are.
