What home interiors actually cost in Kolkata

A room-by-room breakdown of real 2026 numbers — what moves the price, what quietly inflates it, and where a lower quotation is hiding a downgrade.

In short

  • A 2 BHK turnkey fit-out runs ₹8–11.5 lakh at Essential specification and ₹11.5–17 lakh at Premium.
  • Shutter material, tall-unit storage and countertop choice move a kitchen price more than anything else.
  • A quotation without per-unit sizes and material grades is not a quotation, it is a number.

Almost every interior conversation in Kolkata starts the same way: someone has three quotations, they vary by four lakh rupees, and nobody can explain why. The gap is almost never profit. It is specification — and specification is very easy to hide inside a single lump-sum figure.

Here is what the work actually costs, broken down the way we quote it, so you can hold any quotation up against it.

Full home fit-out

A turnkey fit-out covers everything between an empty flat and one you can move into: design, joinery, false ceiling, electrical and plumbing shifts, painting, flooring and the final clean.

Essential means laminate shutters on BWR plywood, a basic false ceiling with cove lighting, and branded soft-close hardware. Premium means acrylic or PU shutters, BWP carcasses in the wet areas, veneer feature walls and a layered lighting plan. Both are honest builds; the difference is finish, not integrity.

Room by room

Modular kitchen

A standard 8×10 ft kitchen lands between ₹1.45 and ₹2.4 lakh in laminate, and ₹2.4 to ₹4.2 lakh in acrylic or PU with tall units. Three things move that number more than anything else: shutter material, how much tall-unit storage you take, and the countertop.

Wardrobes

Wardrobes are quoted on shutter area, so ceiling height affects the total directly. Expect ₹1,300 to ₹1,800 per sq ft for laminate openable units on BWR ply, and ₹1,900 to ₹2,900 for sliding or acrylic with full internal organisation.

Living room

For a 12×16 ft living room, ₹1.8 to ₹3.2 lakh covers a TV unit, false ceiling, lighting and paint. Adding veneer panelling and a custom sofa takes it to ₹3.2 to ₹6.2 lakh.

Where a cheaper quotation is hiding something

When you are comparing quotations, the differences almost always sit in the same five places.

  • Plywood grade — MR ply costs roughly 40% less than BWP and fails first at the sink.
  • Edge banding — 0.8mm banding on all four sides versus 0.45mm on the two visible ones.
  • Hardware — an unbranded hinge looks identical on day one and sags within two years.
  • Carcass thickness — 18mm versus 16mm across an entire flat is a large, invisible saving.
  • Exclusions — electrical, painting and the final clean quietly moved out of scope.

If a quotation does not state the size and material of every unit, you are not comparing prices. You are comparing guesses.

What to ask for

Ask every firm for a line-by-line quotation: each unit, its dimensions, its carcass grade, its shutter finish and its price. Any company that builds what it sells can produce that in a day. It also makes the three quotations on your table genuinely comparable, which is the entire point.
